Do I Need Planning Permission for a Garden Room?

TLDR: No…. but it depends!

Since they’re considered outbuildings, they fall within your permitted property rights.

Realistically you won’t need planning permission for your garden room. But it does depend on what you’re using your garden room for.

The following parameters would require planning permission:

  • If the building is more than 1 storey or over 2.5m
  • Will occupy more than 50% of your property
  • Balconies, verandas, or any raised platforms
  • Would be used for living quarters

These are the main bits but it’s worth checking out uk.gov for more information as no two projects are the same.
